Snap Fitness snaps up retail space near MTS Centre

After sitting empty for a few years, the space across the street from the MTS Centre in Winnipeg is finally starting to fill up.

The fact that the three-storey, 50,000-square-foot building on Portage Avenue – literally steps away for fans of the Winnipeg Jets, Manitoba Moose, concerts and other events – has remained vacant since the end of 2012 has puzzled some in Winnipeg’s real estate community.

But Terry O’Rourke, a commercial realtor with Coldwell Banker Preferred Real Estate, shrugs it off and says commercial real estate deals often take a little longer than many people expect.

The first tenant at 323 Portage, Snap Fitness, and the others to follow will undoubtedly benefit from their proximity to one of the busiest arenas in North America.

“The MTS Centre is going non-stop. It’s a guaranteed draw. It’s a great location,”O’Rourke said.

Snap Fitness is making final preparations to open an 11,000-square-foot gym in the front part of the building and O’Rourke is seeking a restaurateur to take over 6,000 square feet in the back.

O’Rourke is also looking for office tenants for the building’s upper floors.

The building has been empty since the 4Play Sports Bar shut its doors at the end of 2012.
