The YMCA facility at 282 West 49th Street could be replaced with a new building in a large redevelopment project that also includes the construction of non-market and market residential buildings.

A rezoning application for the proposal, which is being considered under the Cambie Corridor Plan, goes before an open house April 17.

The YMCA of Greater Vancouver Properties Foundation owns the two-acre site located near Langara College. Endall Elliot Associates is the project architect.

The overall plan is for a five-storey YMCA replacement facility that includes childcare, fitness, gym and aquatic facilities, along with community spaces and a café. It would be about 60,000 square feet, with the capacity to grow to about 75,000 square feet over time.

The existing facility is outdated and needs extensive repairs, according to the application, which notes that renovation is not cost-effective and that the building should be replaced and expanded to better serve the growing population in Marpole and Oakridge.

The proposal also envisions the construction of a 13-storey non-market residential building with 70 units above the YMCA facility, and a 20-storey market residential building with 158 strata units adjacent to it.

The open house runs from 5 to 8 p.m. at the Langara Family YMCA at 282 West 49th Ave., April 17.
