As of June 5, 2017, the Done Deals with the highest price tag are located either in the Lower Mainland or Alberta. Three of the priciest transactions are multi-family sales, while the remaining two brought in the multi-millions thanks to their residential development potential. CBRE Edmonton represented the three priciest deals. 

 

5. 5763-5775 Oak St., Vancouver. HQ Commercial.

A Westside development site on the corner of 42nd Avenue and Oak Street sold for $16.5 million. The 18,480-square-foot lot sold for approximately $892 per square foot and has 46,200-square-feet of buildable area. The site is situated within the Cambie Corridor Phase 3 plan.

4. 13548 and 12774 104 Ave. and 12777 103 Ave., Surrey. NAI Commercial.

Three parcels of mixed-use development land in Surrey sold for $16.8 million. The 4-acre site includes three retail buildings with a total of 19 leasable units and sold for an impressive 4.2 million per acre.

3. 1230 and 1270 Burnaby St., Vancouver. CBRE Vancouver.

Two wood frame rental buildings near the Davie Village sold for $17.2 million, making it out third-most expensive Done Deals transaction so far. Solway Firth and Moray Firth have 45 rental units between them, and sold at $383,333 per suite.

2. 20 Auburn Bay St. SE, Calgary. CBRE Edmonton.

Our second-priciest transaction comes to us out of Calgary, AB, where two multi-family buildings near Stoney Trail have sold for $51.17 million. The newly-constructed buildings are four-storey lowrises with a total of 238 suites. The property also includes a 12,390-square-foot community lodge for residents.

1. 8508 and 8532 Jasper Ave., and 8515 - 106A Ave., Edmonton. CBRE Edmonton.

The transaction with the highest price tag to date comes courtesy of a $191 million multi-family sale in Edmonton. The Edgewater on Jasper is comprised of two new, concrete highrises and two wood frame lowrise buidlings. The entire sale includes 694 units, sold at $275,216 per suite.
