High-density residential is the plan for 1960 West 7th Avenue, Vancouver, sold for $23 million in an off-market transaction on March 15.

DEAL | The off-market transaction of a high-density development site in Vancouver’s Broadway Corridor closed March 15 for $23 million. The 0.4-acre site (150 feet x 120 feet) is currently improved with a 35-unit multifamily rental building but holds zoning that allows for up to 6.5 FSR & 20 storeys following rezoning. This could permit 183 secured rental units with 20 per cent of the floor area designated for below-makret units. The sale price works out to $197 per buildable square foot.
